The development’s heating and cooling needs are met by utilizing a SHARC WET (wastewater energy transfer) system as part of their District Energy loop. A WET-enabled District Energy loop using wastewater energy provides significant carbon savings and energy efficiency compared to current standards.

leləm̓ Village is a 21.44-acre masterplanned community owned by Musqueam Capital Corporation, an Indigenously owned business. The development is situated in the University Endowment Lands, located in the old-growth forests of Pacific Spirit Park on the western edge of the City of Vancouver.

It is comprised of 1,200 residential units and 30,000 square feet of retail, street-level shopping. The development is designed to foster community living that is modern but rooted in ancient values, surrounded by nature, with abundant green space, convenient amenities, and a wide array of shops and services. It is located minutes from downtown Vancouver, close to the amenity-rich UBC campus and desirable westside neighborhoods.

The build-out is estimated to take ten years with 1,250 homes planned for 2,500 residents, with a mix of low- and mid-rise condos, townhomes, and rental suites, with 8 acres dedicated to park, trails, wetlands, greenways, and gathering spaces.
